Your energy efficient home by the coast

The 10-year NHBC warranty is run alongside a 2-year customer aftercare service from Summerfield Homes.

Summerfield is an established local property development Company with a longstanding reputation for building and selling quality new homes throughout the South West. Formed in central Somerset in 1987, its roots run far deeper as it evolved from a family-run construction company founded in 1823.

A spokesperson for Summerfield Homes commented: “Every Summerfield Home at Liddymore Park is estimated to have an EPC rating of either A or B. That compares to just 2.2% of existing older properties. A better energy performance rating opens up the option of green mortgages, which can offer cheaper rates.”

Summerfield properties on the Liddymore Park development offer a host of energy efficient features:

  • High energy efficient combination boilers
  • Option to heat only one floor at a time with 2-zone heating, ideal for working for home!
  • Shower-save systems which recycle warm water
  • uPVC double glazing for all windows and doors to help trap heat
  • Up to 500mm of loft insulation
  • Up to 110mm of wall insulation
  • Properties are subjected to an air test to help prevent drafts.

Wildlife initiatives

Environmental initiatives to promote biodiversity go hand-in-hand with the houses themselves, with Liddymore Park situated in a picturesque location with large open spaces at the foot of the Quantock Hills.

Summerfield is planting in the region of 750 new trees on the first phase of the development with more to follow as the site progresses to help offset the development’s carbon footprint.

Our animal and bird friends are encouraged at Liddymore Park with features such as hedgehog holes, bug hotels, bee bricks and bird/bat nesting boxes included to protect and stimulate local wildlife.

Ed Khodabandehloo, Managing Director of Summerfield Homes commented:It’s great to be back building and selling homes in Watchet, one of the South West of England’s fastest evolving coastal towns. Our sales team look forward to welcoming prospective purchasers to Liddymore Park’s show homes and sales centre from Saturday 18th February.

Detailed Planning Permission Granted for 101 New Homes at Killams Park

Summerfield Homes have successfully been granted detailed planning permission for all remaining 101 homes at Killams Park.

The project was delayed in in planning due to the ongoing phosphate loading problem across Somerset however the Housebuilder can now deliver a nutrient neutral scheme through an offsite mitigation project.

To achieve this Summerfield Homes have come to an agreement with a third-party landowner to plant trees across a 22-acre holding within the same river catchment area as Killams Park. This means that the 101 homes to be built will contribute no additional phosphate loading to the Somerset Levels.

Killams Park will have a collection of 2, 3, 4 & 5-bedroom homes available which will include both open market and affordable properties.

Ed Khodabandehloo, Managing Director at Summerfield Homes commented – “We have been working hard with our consultants and mitigation partner to get Killams phase 3 completely nutrient neutral and I’m delighted our scheme has been signed off by Natural England and the local planning authority. Killams Park has become a very popular place to live, and we look forward to now delivering the remaining houses on this phase over the next few years.”

Development underway at Carrots Farm, North Petherton

Summerfield Homes have officially started works on 20 new homes at Carrots Farm, North Petherton.

This development will have a collection of 2, 3 & 4 bedroom homes positioned in a prime location just under 1 mile from Junction 24 of the M5 Motorway.

Since acquiring the land earlier in the year Summerfield Homes have received high levels of interest in the properties and expect this to be a highly sought after development.

Carrots Farm will also deliver areas of open space, a local area of play and affordable housing.

Ed Khodabandehloo, Managing Director at Summerfield Homes commented; “We are delighted to have started at Carrots Farm in North Petherton, delivering 20 homes to this popular Somerset village. Our sales team look forward to welcoming customers to the development in early 2023.”

Planning Submitted for a biodiverse scheme of 9 Net Zero Carbon bungalows

Summerfield Homes has submitted an outline planning application for 9 Net Zero Carbon bungalows at land off Well Close in Winscombe. The land has been owned by the housebuilder for some time however now with comprehensive plans including significant areas of publicly accessible green infrastructure, land set aside specifically to create a biodiversity betterment in excess of 25% and the commitment to delivering the bungalows as Net Zero Carbon, they have decided to move forwards with an application.

This application also falls in line with the local plan policy to bring forward small sites adjoining the village. The land off Well Close abuts the settlement and will be in keeping with the form of the existing houses adjoining the scheme.

Managing Director of Summerfield Homes Ed Khodabandehloo commented; “This is an exciting proposed project delivering much needed housing whilst keeping the properties very energy efficient and the scheme’s environmental impact positive.”

Summerfield Commercial welcomes award winning architect to Viney Court

Summerfield Commercial are pleased to have handed over the keys to the newly refurbished Suite 201-202 at Viney Court, to the award winning architects Stone + Partners Architecture.  As a result of the post-pandemic changes to working patterns, Stone + Partners decided to take a more flexible approach to the way they work which has prompted a change of offices.

Summerfield Commercial presented a great opportunity in a sought-after location by subdividing a large open plan office into two smaller suites. This allowed Stone + Partners to occupy a reduced space in a modern working environment with the advantage of having allocated parking in a central Taunton location, 24/7 access and excellent travel routes.

In 2009 whilst Summerfield were renovating Viney Court & Victoria House, Stone + Partners assisted with the architectural design of the two buildings and so we are delighted to welcome them back into a space they helped create.

Nick Ratcliff, Director at Stone + Partners Architecture commented;  Stone + Partners Architecture are delighted to take possession of the keys to our new offices in Viney Court, moving into a building developed by our good friends at Summerfield Developments (with a little help from us!) back in 2009. Designing workspaces to help organisations adapt to changed requirements has long been a valued service we provide to others. Now we look forward to relocating from our existing premises to a more flexible workspace, to suit the future development of our own practice.

Will Grant, Portfolio Manager for Summerfield Commercial commented; It has been a pleasure working with Stone + Partners Architecture.  Viney Court forms part of a courtyard of refurbished brick buildings formerly used as a factory by Van Heusen Shirts.  The building maintains many of the original features and now provides modern, open plan offices with good natural light and a distinctive loft style.  Summerfield Commercial are delighted to have created a flexible workspace which suits Stone + Partners current and future business needs.

If you are looking for new premises for your business, please get in contact with the Summerfield Commercial team who hold a large portfolio of commercial property throughout the South West, 01823 257961 commercial@summerfield.co.uk, www.summerfield.co.uk.  For enquiries relating to Victoria House and Viney Court, please also feel free to contact our sole agents Hatfield White, 01823 353033 mail@hatfieldwhite.co.uk

Summerfield Homes Support School in Watchet

Summerfield Homes are pleased to announce the completion and handover of a car park to Knights Templar Primary School.

The design and construction of the car park was recently completed and handed over to the school in Watchet, as a result of Summerfield Homes’ commitment to supporting the vibrant coastal town where they are building initially 75 new homes.

The new car park that’s been installed has 16 spaces and was constructed at no cost to the school. This new facility is available for staff and they plan to make the addition of a cycle rack for those who travel by bike to work.

Summerfield Homes Acquire Local Farm Shop

Summerfield Homes are pleased to announce the future development of 20 new homes in North Petherton, Somerset.

The development is in a prime location on the outskirts of Bridgwater and will comprise of 2, 3 and 4 bedroom homes including a number of affordable homes.

The land is currently occupied by Carrott’s Farm Shop and which is due to close in July 2022. A potential new location for the farm shop will be confirmed by Mr Carrott at a later date, as he is looking to open new premises in the future.

Tony Carrott’s Father started a mobile grocery business working from an old milk float in 1969 and ran this for 20 years with Tony’s assistance. They occupied the current site 38 years ago using a calving shed initially as storage for their mobile business. However, the mobile business was phased out when customers started attending the calving shed directly to purchase produce.

Once they ceased trading as a mobile business, Tony adapted the calving shed to become more appropriate for a farm shop by adding in a false ceiling and better lighting. He also made the additions of green houses and growing tunnels so they had the ability to grow their own produce to sell.

Like the story behind Carrott’s Farm, Summerfield Homes has a rich history evolving from a family owned construction firm that was founded in 1823. Summerfield have built a long standing reputation for their considerate construction of high quality new homes across the South West having now completed in the region of 2,000 homes.

Ed Khodabandehloo, Managing Director of Summerfield Homes said: “We are pleased to have acquired the land currently occupied by Carrott’s Farm and look forward to bringing 20 new homes to the market in spring 2023.”

Work on the new homes is due to commence summer 2022, with the first homes available in the spring of 2023.
